This is one of the nicest family homes you will find in this price range. And, most everything is up-to-date, like the new energy efficient furnace and air-conditioning that is only 1 year old. The roof and seamless steel siding are relatively new as well. The living room carpet is 1 year old. The home has been perfect for us and our 9 year old boy. The simple answer is relatives and employment. We are moving to Columbus Ohio where my sister lives and the prospects for teachers and high tech workers is a little better. We have really enjoyed our 9 years on Barryknoll and can honestly say you won't find a better combination of great neighbors, country club, schools and spacious affordable housing. We won't be able to duplicate it in South Bend or anywhere else. Here are a few of the features we'll miss:
|
| Family Room |
|
|
The light, spacious family room is a step down from the kitchen eating area.
The masonry fireplace is surrounded by 2 windows. There is a wet bar
that can be used as an entertainment center. The room is wired for speakers.
The open traffic flow and this large family room make this home ideal for entertaining large groups. |
|
| Screened Porch |
|
| Enjoy nature without insects. Step out of the family room to read, relax with friends or have a meal in the fresh air. With the woods and golf course in the back yard, the view is great! For music lovers, there are speakers wired to the entertainment center. | |

| Entry Way |
|
| The front porch leads through the leaded glass door into the entryway. You will immediately feel the openness of the house with the cathedral ceiling and skylight. The floor is ceramic tile and there is a guest closet. | |
| Living Room |
|
| The living room features new carpet, a bay window and side window. It is open to the entryway and formal dinning room - an ideal traffic pattern for entertaining. | |
| Recreation Room and basement |
|
| Dry as a bone, the enormous basement rec-room begs for your Ping-Pong or pool table. At 1530 square feet, there is plenty of space remaining for a huge office, storage room with workbench and large utility area. This house has more room for storage than you can imagine! | |
| Master Bedroom and Bath |
The master bedroom accommodates a king-size bed with ease. The window-corner in the front is ideal for plants. An elegant ceiling fan and light provide extra air movement. There is a walk-in closet and bathroom with shower and double sinks. The bathroom has plenty of storage for toiletries and towels. |
| 2.5 Car Garage |
Deeper and wider than a 2 car garage you will have plenty of room for your yard equipment, bicycles and more. The built-in work bench surrounded with pegboard tool storage is a handyman's dream. There are floor drains to minimize winter mess. There is a pull down stairway for additional storage in the attic. The garage door and opener are 5 years old. |
| Exterior |
Installed 4 years ago, this home features the Cadillac of siding, ABC Seamless steel.
You will notice immediately how beautiful the exterior is when there are no seams
in the siding like aluminum and plastic products. With a special galvanize,
the siding will not rust. The siding is also much more dent resistant.
ABC will last longer and look better longer than any other type of siding.
The front of the house is antique brick. The roof was replaced with a heavy grade of shingle about 4 years ago. The shingle has a "wood shake" appearance. The appearance is completed with elegant outdoor lighting, including motion detectors for security. |
| 1/2 Acre Lot |
At 130x182, the lot is more than a 1/2 acre. It is dominated in the front by
a giant blue spruce, a huge weeping willow and a flowering crab apple.
Along the sides you will find a river birch, maples, a red bud,
a flowering pear, and golden delicious apple tree. Along the back is
a forest of Sassafras trees, perfect to hold the 8x8 tree fort.
You will also find many ornamental bushes and flowers.
For your dogs, there is an invisible fence and a doggy door in the porch. The soil is sandy and drains quickly so it is best to water the lawn frequently. The lawn and gardens are covered by a 6 zone sprinkling system. |
| Mechanicals | The Trane gas furnace and air conditioner are one year old high efficiency
models. The furnace is rated at 95% efficiency and the air conditioner
is 12 SEER which is several steps up from typical builder's grade. The
gas bill averaged $110 over the last year. Electric was $118 even though
we keep the temperature at 72 degrees and constantly run several computers.
(Part of this saving is due to the ABC siding.)
The furnance filter is a Space Guard high efficiency pleated media, that reduces allergies and dust through the house. The septic tank has been pumped every two years, last time was early this June 2001. The pumper reports that it is in good condition. The well and pump are in good working order. The water excellent for drinking with a faint iron taste. There is a 3-stage reverse osmosis unit for ultra-pure water that feeds taps in the kitchen and basement. The line to the refrigerator's ice maker also comes from the RO unit. There is ample water supply. You can run the sprinkling system and take a shower without a noticeable drop in water pressure. There is a water softener as well. |
