Mechanicals The Trane gas furnace and air conditioner are one year old high efficiency models. The furnace is rated at 95% efficiency and the air conditioner is 12 SEER which is several steps up from typical builder's grade. The gas bill averaged $110 over the last year. Electric was $118 even though we keep the temperature at 72 degrees and constantly run several computers. (Part of this saving is due to the ABC siding.)

The furnance filter is a Space Guard high efficiency pleated media, that reduces allergies and dust through the house.

The septic tank has been pumped every two years, last time was early this June 2001. The pumper reports that it is in good condition.

The well and pump are in good working order. The water excellent for drinking with a faint iron taste. There is a 3-stage reverse osmosis unit for ultra-pure water that feeds taps in the kitchen and basement. The line to the refrigerator's ice maker also comes from the RO unit. There is ample water supply. You can run the sprinkling system and take a shower without a noticeable drop in water pressure. There is a water softener as well.
